Why builders use a dedicated rendering subcontractor

Render sits in the middle of the build: it waits on the walls and scaffold, and the following trades, the landscaper and handover all wait on it. When rendering slips, the whole program slips with it. Our job is to be the trade you do not have to chase. That means confirming the start date before we commit to it, telling your supervisor early when something on site is not ready, and telling you when the stage is finished.

What is in our Schedule of Rates

Our Schedule of Rates gives your estimators and supervisors the information they need to budget rendering before a job is released. It is a PDF you can keep on file and share inside your company, and it covers:

  • Section A, render systems: cement render to brick and block, render to Hebel, AAC, NRG and FC panels, and render to Dincel walls
  • Section B, finishes: feature grooved render, decorative render finishes, Tyrolean and stucco finishes, and cement bagging
  • Section C, details and extras: slab edges, piers, columns and narrow widths (charged instead of the wall rate for those areas), sills, hoods and mouldings, sealant, expansion joints, curved walls and arched heads
  • Section D, repairs and existing surfaces: render over painted or existing surfaces, and repairs and patching
  • Section E, job charges: a minimum charge for jobs under 20 m² (charged instead of item rates), return visits, highset work, trestles, out-of-area work and variations
  • Item codes you can quote on purchase orders and variations, and a breakdown for every item: what is included, how it is measured, substrate requirements and exclusions
  • All rates in AUD, excluding GST, valid for 12 months from issue (document PR-SOR-2610 Rev C, October 2026)

The schedule is a guide for budgeting. Each job is confirmed in a free written quote from your plans, which takes the substrate, the finish, access and staging on that site into account.

Scheduling you can plan around

We schedule each job against the date you give us and the work already booked, then confirm it with you. If weather or another trade moves the date, we re-confirm rather than leave you guessing. The more notice we get, the easier it is to give you the date you asked for, so send releases as soon as your program shows a render date.

Staged work: uppers and lowers

Many builds need the upper level rendered while the scaffold is still up and the lower level done later, once the scaffold is down and other trades have finished. We book these as separate stages, each with its own release and start date, so render never holds up your scaffold hire or the trades below.

Frequently asked questions

Can you do uppers and lowers as separate stages?

Yes. Staged work is normal for us: we can render the upper level while the scaffold is up and come back for the lower level when your program is ready for it. Each stage is booked as its own release.

What do you need on site before you start?

Clear access to the walls, scaffold where the job needs it, power and water, and the substrate finished and ready for render. If something is not ready we tell you before the start date rather than on the day.

Do you take on multi-lot projects?

Yes. For multi-lot and townhouse projects we plan the job lot by lot against your build program and keep the same render specification across every lot.

What is in your Schedule of Rates?

Our rates for cement render, solid plastering and acrylic render systems, how they vary by substrate and finish, items that are priced separately such as staged work, and what is included as standard. Download it from the Schedule of Rates page with your email address.

Is the Schedule of Rates a quote?

No. It is a guide to help you budget. Every job is confirmed in a free written quote from your plans, which takes the substrate, finish, access and staging on that site into account.
